The Significance of the Slopes

This Developer had previously proposed an enormous recreation complex and hotel for this location but that didn't receive approval so now he is back with an alternate proposal.
Thi s proposal is much scaled down - to just 46 R1 residential lots. However, there are still many issues and concerns.. mainly safe vehicle access on and off Sarcee Trail from the single access point near the Trans-Canada interchange but also the lack of documentation to support the application.
The developer submitted one map and no outline plan write-up and no back-up reports or studies.

All the usual reports and studies are required:

  • Biophysical Impact Assessment ,

  • Historic Resources Impact Assessment ,

  • Stormwater Management report ,

  • Geotechnical report ,

  • Traffic Study, etc.

This also doesn't satisfy the requirements in the Bowness ARP and the Society of Bowness Residents has raised objections so it would appear that this proposal has a long way to go before it has any chance of being approved .
